Hi

Sorry for all the questions.....

I am looking at buying a 16 bedroom seaside hotel and would like to take long stay guests during the winter period.

Q1. Is it correct that stays of 29+ days are exempt from VAT. Has anyone taken long stay guests and had trouble with Council viewing the property as a HMO (house in multiple occupation)?

Q2. Is there any PMS / Online Booking software that can handle long stays (29+ nights) as well as regular nightly stays.

Q3. I want to operate in a similar way to Travelodge for bookings. Example £59.95 for a non-refundable room booked (and paid in full) at least 14 days prior to arrival and flexible (refundable) rooms at £69.95 if booked within 14 days. I also want to offer buffet breakfast at £4.95 if booked in advance and £6.95 on the day. Any off the shelf software that can handle that?

Q4. The hotel has been graded as a 3* Inn but all the local B&Bs are 4*. What's to stop me self-grading at 4* - do customers really notice the difference on places like laterooms etc
