We are interested in opinions or advise.
When there is a 'special event' in town, how much can one raise prices? Everyone needs to maximise potential but we don't want to 'rip off' our guests

We usually tackle this by a mixture of minimum stays, loyalty, and charging what the market will stand.

For returning and regular guests, normal prices apply. For stays longer than the event, normal prices apply. For those wanting to book several room for one or two nights, we charge what we feel will compensate us for probably being empty on at least one of the nights either side of their booking.

I have to agree, it will most certainly be based on the client. We have sort of established a rewards program which will benefit them at exactly this time when prices sort of inflate because of a local event that will be going on the days of the stay.

Those who are returning will not feel that much of the increase in rates, add to that the consideration in the length of stay.

I don't raise my prices but have a policy of no single night bookings on Fridays, Saturdays or at Bank Holidays, which tends to cover any special events locally. I offer discounts for longer stays and regulars. The only time accommodation is hard to find here due to a special event is at Crop Circle Conference time and I haven't raised my prices, mainly because generally people book well in advance and stay for several days or in the case of this year, a whole week.
